DAMAI RESIDENCE BOOKING GUIDELINES
What does the rent include?
It includes management fees. We provide full-time cleaning service, 24-hour security service, and CCTV, maintenance services, swimming pool, fully functional kitchen, an on-site Manager and much more.
What do I need to pay before I move in?
We will need a Booking fee – equal to 1 month’s rental – to reserve the space for you. This will be used as the rental for your first month of stay. Before you move in, we will also require the following:
- 2 months rental deposit (refundable after completion of contract)
- RM 500 utility deposit (refundable after completion of contract)
- RM 100 keys deposit fee (refundable after the return of all keys and access card)
- RM 150 processing and stamping fee (non-refundable) Deposits are refundable after completion of the contract.
How long is the contract?
Contracts are for 1-year and will be signed upon your arrival. Please note, where tenants are under 18 years of age, the contract must be signed by the tenant and a guardian (who must be above 18!).
What documents do you require?
- Tenant’s IC copy (if Malaysian) or Passport copy (if non-Malaysian)
- Guardian’s IC Copy / Passport Copy (if the tenant is under 18 years of age)
- Passport size photo
- We will need these when the tenant arrives for check-in before we sign the contract.
Can we renew the contract after 1-year?
What if I’m graduating in less than 1-year? Can I have a shorter contract?
Yes, for final year students we can consider shorter contracts.
How can I reserve a room?
Rooms are allocated on a first-come-first-served basis. You can reserve up to 3 months in advance. We highly recommend booking ASAP as available spaces are limited to each term. To avoid disappointment please book early. We will advise you on whether to pay the Early Booking Fee or Booking Fee.
What’s the Early Booking Fee and Booking Fee?
Early Booking Fee: If you are booking early (2-3 months in advance), then Damai Residence will require you to pay an Early Booking Fee of RM200 which will put you on the registration list. When we know which rooms are available closer to the time, we can contact the people on the list and offer them the options. Quite often we run out of rooms closer to date, so this will ensure that you are on the priority list when rooms are being allocated. You will be asked to fill up Damai Residence’s Application Form, and state your top 3 choices.
If any of those top 3 choices become available, you will be asked to choose one. After confirming your room type, you will be required to pay the balance of the money within 2 days to book the room. Please note, once the total amount has been paid it is non-refundable. If none of your chosen options are available, we will refund the RM200 to you if you choose not to select any other rooms that are available, or if no rooms are available.
Example: You pay an Early Booking Fee for RM200. One month before the term starts we confirm that your room choices are available. You confirm that you would like the Single Large (RM900). You must then pay RM900 – RM200 = RM700 balance, so total payment will be RM900 (equivalent to 1 month’s rental). This will be treated as the rental for your first month when you move in.
Booking Fee: If we are able to confirm that a room is available when you would like to book, you can directly bank in the Booking Fee. This is equal to one month’s rental and must be banked into our account so we can reserve the room for you. Rooms cannot be reserved without payment. This Booking Fee will be used as your first month’s rental. Please note, Booking Fees are non-refundable in event of cancellation.
Example: You would like to book the Large Single (RM900). If we can confirm immediately that it is available you can straight away bank in RM900 to reserve the room. Unlike the Early Booking Fee, you don’t have to pay this money in 2 stages.
What will I need to pay beside the rent?
Tenants will also need to pay the electricity, Internet and gas fees.
How do we pay these other bills?
Electricity bill is delivered to each house every month. It must be split equally amongst housemates and paid directly to the company.
Internet service is usually handled by one housemate, so he/she will handle the bill and fees must be paid to him/her. It must be split equally amongst housemates.
Gas will need to be ordered by the house when necessary, probably once every few months, depending on usage. It will be delivered directly to the house and the bill must be settled immediately at that time. It must be divided by whoever uses the gas in the house.
What if I want to change a room?
You can change the room any time, provided the room you’d like is available. Since a new contract will be drafted up and stamped, we will require a RM200 payment if the change is made during a contract. If it is made after the contract has ended, there will be no additional charge.
Is there anything else I need to know?
We will expect all tenants to abide by the House Rules in order to maintain a happy, cooperative, understanding the living environment. House Rules will be given to tenants upon signing the contract and will also be posted in the residence for easy reference.
